Two11 Development grew from Sandy Jan and Jim Yang’s shared fascination with neglected homes—and the possibilities hidden in places others might overlook. Their combined experience in architecture, planning, finance, development, and real estate brokerage allows them to see every property as both a place and an investment, then carry a clear strategy from acquisition through delivery.

Sandy is a registered architect in New York and New Jersey with more than a decade of experience across residential, mixed-use, and master-planning projects. Her international background spans Toronto, Hong Kong, Los Angeles, and New York, and her experience covers the full arc of a project—from early feasibility and design through construction documentation and on-site execution.

Jim is an architectural and interior designer with 12 years of experience and master’s degrees in both architecture and real estate. As a licensed real estate agent, he brings direct market knowledge to property sourcing, positioning, and transaction strategy. Jim leads underwriting in-house and closely oversees project budgets and schedules, keeping critical decisions connected from acquisition through construction and completion.

Together, Sandy and Jim examine each opportunity from every angle—from zoning, floor plans, building conditions, and unused development rights to renovation costs, rental demand, financing, and exit strategy. Whether the opportunity involves converting, repositioning, or expanding a property, each decision is measured against both design quality and investment performance.

Sandy holds a bachelor’s degree in Urban and Regional Planning and a Master of Architecture from the University of Pennsylvania.

Jim holds a Master of Architecture from Pratt Institute and a Master in real estate from Baruch College.
